Landscaping and landscape maintenance 

Common areas cannot be planted or maintained by homeowners.  There is a contractor employed to address all turf, plant, pruning and irrigation issues. Problems and concerns with plants should be forwarded to the landscape committee.   There is a list of approved plants.

There are limited areas outside your decks and patios that homeowners can plant. Private areas (decks and patios) may have containers containing plants that you select. 

 

Gas fireplaces

Certain units contain gas fireplaces.  Owners of these units should have the fireplace and chimney checked before operation, and periodically by a qualified plumber/technician.  This maintenance is the responsibility of the unit owner.  The plumber/technician can also show you the proper method for lighting and extinguishing your fireplace.

 

There is a handle at the front top of the fireplace that operates the flu.  The flu must be open (moved to the right) in order to operate the fireplace. 

 

Shutting off water in an emergency

In the event of a water emergency (a serious, gushing leak) there are instructions in the vestibule of each building.  These instructions will tell you how to shut off the building water and where the valve is located (typically out near the street, a black cover with your building number stenciled on top).  Click on this link to see the location of building water shutoffs.

 

Dryer vent cleaning

Every other year the association requires that you have your dryer vent cleaned by an outside contractor.  The association typically negotiates with a contractor that is available to residents at a reasonable cost. There is a form that the contractor signs to verify this has been done, and which you send to the association.  Ventless dryers are excluded but still require the form be sent to the association stating that no vent is present. Seasonal preparation (or any absence past a week)

For those residents who go south for the winter season or expect to be gone for an extended period of time, a few suggestions as to how to prepare your unit follow:

-let condo property manager you are gone and provide emergency contact information, provide an alternative email address

-have someone with a key who can open your unit in case of emergency

-lock all doors and windows, including garage

-use timers to turn on/off selected lamps

-water: turn off supply to hot water heater, toilets, all sinks, fridge icemaker, dishwasher, clothes washer, any outside faucets

-unplug electronics

-set your heat pump (mini-split) to maintain 55 degrees in your unit, draw window coverings for heat conservation

-open cabinet doors under sinks

-leave bedroom and bathroom doors open

-leave no loose items on decks or pations

-ask someone with access to water/care for live plants

-mail: contact the USPS to have your mail forwarded or held while you are gone

-stop newspaper and contact villager to stop delivery while you are gone

Exterior and building vestibule maintenance

Care and maintenance of elements within your unit are the homeowners responsibility.  Issues with building vestibule and exterior areas, including burnt out light bulbs, malfunctioning fire alarms, exterior door problems, torn carpet and broken hand rails should be directed to the maintenance point person, director2fvca@gmail.com to determine if the issue can be fixed in house or needs to be forwarded to management for resolution.

NOTE: cleaning of the building vestibule area is the responsibility of the residents who enter/exit that vestibule.
