
FAIRWAY VILLAGE AND FAIRWAY VIEW CONDOMINIUMS

The structure of governance at Fairway can be confusing, especially if you live in the condos. As a condo owner you are a member of both the Fairway Village HOA and the Fairway Vew Condominium Association.

THE OVERALL ASSOCIATION​, FAIRWAY VILLAGE (WHICH COVERS THE SINGLE FAMILY HOMES IN THE NEIGHBORHOOD)
Fairway Village has a board of directors that meet monthly that you vote for and for which you can be a candidate for membership.
-it has committees established to help govern the community
-it maintains the clubhouse, golf course and common areas outside around the homes.
-you do not pay any monthly dues to the overall association, but when you purchased your unit you do pay a fee for the overall association that adds to the reserve fund
-you pay ANNUAL association dues of approximately ($800/PERSON as of 2025, due when you move in and then annually near the end of the year)(if two residents live at your address you pay for each person).

THE FAIRWAY VEW CONDOMINIUM ASSOCIATION​
The condos have 128 units in 19 buildings, plus associated garages, located along 23rd street and baypoint drive
-it has a board of directors that meet monthly that you vote for and for which you can be a candidate for membership
-it has committees established to help govern the community
-maintains the common areas around the condos (roads, landscaping, irrigation, lawns), the common areas inside buildings (foyers) and the exteriors of the structures (walls, roofs) and the exteriors of the garages (overhead door, walls, roofs)
-you pay monthly dues to pay for the reserve (amounts vary depending on unit size), the landscape maintenance, water, sewer, garbage, common insurance, pest control, management association and other related expenses.

CONDITIONS OF OWNERSHIP​

When you purchase a condominium at Fairway you agreed to a few conditions:
you or your partner are at least 55 years old
there is an initial purchase fee you pay to the overall association, this fee is currently over $3000
you must pay an annual fee to the overall association for each resident of your condo, approx $700/person
you must pay monthly dues to the condo association
you cannot rent your unit
there are rules and regulations by which you must abide (see the rules/regulations page of this website)
you must apply for approval if you want to:
-add hardwood floors
-alter any interior walls
-make changes that impact the water/plumbing
-do any work which will impact the building exterior
ANNUAL DUES FROM FAIRWAY VILLAGE AND MONTHLY DUES FROM FAIRWAY VIEW CONDOS
Condo owners pay the ANNUAL association dues (see the column to the left) and MONTHLY dues (see below) based on the square footage of your unit.

WHAT HOMEOWNERS MONTHLY DUES DO AND DO NOT PAY FOR
​Monthly homeowners dues pay for water, sewer, landscape maintenance, minor exterior repairs, vestibule cleaning, blanket insurance policy, management fees (to an outside association)

Monthly homeowner dues do NOT pay for electricity, gas, phone, cable TV, internet, interior furnishings insurance and your personal belongings

Arrangements can also be made through AMS to directly deduct the monthly dues/assessment from one of your bank accounts
ARE THERE ANY SPECIAL ASSESSMENTS​
The last special assessment was in 2015 for exterior siding and window replacement.
There are some units who are paying monthly for the remaining balance of their assessment. If a unit has an outstanding balance it is typically paid off when a unit sells. Please verify with your realtor any outstanding debts against your unit.

As a shared community it is sometimes necessary to do expensive major projects (such as building maintenance, roadway, safety, landscape or other projects). Any assessments would be determined by the board for major projects that impact the entire community.
